Electrical safety in rental properties has never been more strictly regulated. For private landlords across the Midlands and the UK, staying compliant isn't just a matter of safety; it’s a legal obligation. The cornerstone of this compliance is the Electrical Installation Condition Report (EICR).

What exactly is an EICR?

Often referred to as the "Landlord Safety Test" or "Fixed Wire Testing," an EICR is a formal assessment of a property's electrical system. It identifies potential fire hazards, risk of electric shock, and any lack of earthing or bonding. At Halcyon Power Solutions, we specialise in thorough, digital-first EICR inspections that provide clarity and peace of mind.

How often is it required?

Under current regulations, most rental properties require a full EICR at least every five years, or whenever there is a change of tenancy. If your property is classified as an HMO (House in Multiple Occupation), your local council may have even stricter requirements.

What do the codes mean?

If your report comes back with "observations," they will be coded:

  • C1 (Danger Present): Immediate action required. Risk of injury.
  • C2 (Potentially Dangerous): Urgent remedial work needed.
  • C3 (Improvement Recommended): Not mandatory for compliance, but advised for safety.
  • FI (Further Investigation): Needs more study to confirm safety.

A "Satisfactory" report is required to meet your legal obligations. If you receive an "Unsatisfactory" report due to C1 or C2 codes, you must complete the remedial works within 28 days.
